Southern Holiday Homes, a luxury vacation rental management company serving 30A and the surrounding Emerald Coast, is seeking a detail-oriented and hospitality-focused Owner Arrival Inspector to join our Owner Relations team.
Position Overview
The Owner Arrival Inspector is responsible for ensuring our properties are fully prepared and meet Southern Holiday Homes' standards before a homeowner arrives.
This is a hands-on, field-based position that serves as the final set of eyes on a home before an owner arrival. The ideal candidate has exceptional attention to detail, takes pride in presentation, and understands that an owner arrival requires an elevated level of care.
This position reports to the Owner Relations Manager and works closely with Property Management, Housekeeping, Maintenance, and other departments to ensure identified concerns are addressed before arrival.
Key Responsibilities
- Review and track upcoming homeowner arrivals.
- Complete final in-person inspections prior to owner arrival.
- Ensure homes are clean, organized, properly staged, and owner-ready.
- Identify housekeeping, maintenance, landscaping, pool, or property concerns that need attention.
- Confirm previously reported issues and owner requests have been completed.
- Check important home features, amenities, remotes, lighting, appliances, HVAC settings, and other property-specific items.
- Coordinate with Property Management, Housekeeping, and Maintenance to correct deficiencies before arrival.
- Verify completed work and follow through on outstanding items.
- Assist with welcome touches and special owner requests.
- Document inspections, concerns, and completed work accurately.
- Maintain awareness of individual homeowner preferences and property-specific expectations.
- Communicate urgent or recurring concerns to the Owner Relations Manager.
- Assist the Owner Relations team with owner-related projects and needs as assigned.
Qualifications
- Hospitality, vacation rental, housekeeping inspection, property management, or customer service experience preferred.
- Exceptional attention to detail and strong organizational skills.
- Professional, dependable, proactive, and hospitality-minded.
- Ability to identify property issues and communicate them clearly.
- Comfortable working independently and traveling between properties throughout the 30A area.
- Comfortable using mobile apps and property management technology; Breezeway experience is a plus.
- Valid driver's license and reliable transportation required.
- Ability to work occasional weekends or adjusted hours based on homeowner arrival schedules.
